Using Property Pencil

Property Pencil helps you model rental-property scenarios using assumptions you supply. Results are estimates, not guarantees of returns or professional investment, legal or tax advice. Verify inputs, public records and calculations before making a decision.

Free and paid features

The Free plan includes an analysis, one saved deal and a watermarked report. Investor adds unlimited saved deals and comparisons, sensitivity grids, CSV exports and reports without a watermark. Professional adds report branding and public-record/rent-comparable lookups. Lookups depend on provider coverage and monthly plan/service limits; the app reports when unavailable.

Website subscriptions

Mobile apps are free downloads. Free accounts use basic features; paid accounts unlock additional features. Website payments use Stripe. Checkout shows the actual price and monthly or yearly billing period before payment. Subscriptions renew automatically until canceled through the website billing portal. Deleting the app does not cancel billing; deleting your account through our deletion flow does cancel it. Contact support about refunds; these terms do not limit mandatory consumer rights.

Sign in with the same account to access your plan on supported platforms. Internet access is needed for sign-in, verification and plan synchronization. Cached signed access can remain available until its expiry plus a seven-day grace period. Cancellation, refunds and account changes take effect when synchronized. Lost paid access returns to Free without deleting saved deals. Accounts do not provide cloud deal synchronization.

Your work and data

You retain your analyses and exported reports. You control where exports are shared. Keep copies of work you need: there is no cloud sync or recovery service. Your device may make OS backups. See the Privacy Policy for feedback, analytics, lookups, accounts, website payments, security services and retention.

Responsible use

Do not misuse the service, bypass access controls, resell data-provider responses, or submit content you lack permission to share. Service availability and data accuracy can vary; report problems so we can investigate them.
